    Examples of Work

    • Supervise and provide oversight of Maintenance/Grounds Supervisor and 5-7 skilled and semi-skilled permanent team members, in the following areas for a moderate size and high complexity medical facility engineering plant operation: HVAC system including closed chilled water technology, steam generated power plant, electrical plant, physical plant and all engineering plant control operations. This includes inspections of the quality of work performed, prioritizing of preventive maintenance needs, as needed repair demands and physical plant grounds activities such as landscaping, lawn care and snow removal.
    • Assist in recruitment, selection and training of new team members. Ensure Performance Management is implemented for each team member and reviewed in accordance with facility policy and procedure. Provide team member counseling and disciplinary action as needed. Edit time records and process for team members within the department.
    • Ensure that 24 hour daily, 365 yearly in person or on-call support is provided to the ongoing operations of a moderate size and highly complex medical facility engineering plant and all related physical grounds.
    • Provide oversight and recommendations to Administrator regarding all proposed modifications and new construction considerations to the facility’s various plant operations. This includes participating directly in all activities related to such modifications: design specification and planning, contract bidding, construction, completion inspections and warranty period compliance evaluation.
    • Develop and direct the implementation of a comprehensive Preventative Maintenance Program. Prepares long-range (5 and 10 year) plans to identify all assets/equipment, systems, and structural components including age and condition. Assesses each asset/equipment needs. Forecasts future facility requirements including budgeting, and resource allocation.
    • Provide recommendations regarding capital equipment purchases to enhance various facility plant operations.
    • Prepare and adhere to an annual department financial budget for all maintenance department items.
    • Ensure that proper supplies and equipment are in inventory, in proper working order and maintain records regarding same.
    • Develop and direct facility’s security program including lighting, controlling access during all hours of operation, safe means of egress and all related activities.
    • Develop and direct the scheduling and execution of all required annual warranty and regulatory tests and inspections required for a moderate size and high complexity medical facility engineering plant operation.
    • Provide ongoing support to the facility’s safety committee function by serving on the Safety Committee and ensure that all Maintenance Department duties assigned by the Safety Committee or facility Administrator to this department are completed timely and thoroughly. This includes the conducting, monitoring and education function of facility fire safety and any other disaster training activities as assigned.
    • Work with facility’s Administrator and in cooperation with sister facilities to design, revise, and finalize department operating Standards of Practice, goals and best practice items.
    • Position self and equipment under, in, around and over structures and objects.
    • Supervise the operation of various powered equipment (lawn tractor, snow blower, etc.) in the performance of assigned tasks; repairs and maintains tools and equipment used.
    • Participate in the maintenance of institutional grounds, plant and water trees, grass, flowers, shrubs; mow and trim lawn and hedges; weed flower beds, spray lawn, shrubs and trees with fertilizer and insecticide.
    • Lift and move objects and supplies, climb ladders, work at high levels (30 feet or more) and use forklifts, power tools, motorized hydraulic jacks, or related equipment.
    • Work outdoors in extreme heat or cold temperatures.
    • Respond to internal and external disasters such as fires, tornadoes, etc., in order to protect residents, staff and property.
    • Stand for long periods while completing assigned tasks.
    • Use moderately complex electronic data processing equipment and software and high complexity computer engineering controls software in a proficient manner.
    • Serve as a resource for all facility staff through in-service education on issues related to the effective maintenance of facility’s engineering plant operation, Safety Committee topics and security systems.
    • Adhere to infection control procedures as trained.
    • Arrive to work on time and when scheduled, minimize unscheduled absences and schedule sick and annual leave responsibly, as established by Commission policies.
    • Work weekends, holidays, evenings and nights as needed.
    • Work overtime as needed.
    • Other duties as assigned.


    Qualifications

    Must demonstrate the following which may be obtained through four or more years of semi-skilled work experience in construction, skilled trades, grounds maintenance or closely related field or through completion of four years of post-secondary education or some combination thereof:

    Possession of a valid Driver’s License from Missouri or state of residence.

    • Considerable knowledge of facilities management and equipment maintenance.
    • Considerable knowledge of industrial safety practices.
    • Ability to collect data, maintain documentation, and create reports.
    • Operate backhoe, trucks, tractors, mowers, utility vehicles, and various types of power equipment.
    • Perform basic facility maintenance.
    • Use metal and woodworking tools.
    • Read schematics and blueprints.
    • Ability to work outdoors for extended periods in all types of weather.
